Our Rates

Our commission is 17% of the total rental price achieved on the online portals (Airbnb & Booking.com etc). This is an all inclusive cost for our management services – we will create and actively manage your listing, deal with guests, deal with cleaning (cleaning fees paid for by guests), deal with linen (linen fees paid for by guests) and arrange and manage the resolution of maintenance issues (actual maintenance cost is a cost to the owner).

We do not charge an onboarding fee.

Frequently asked questions

Is it legal to operate as a short let holiday home in Dubai?

Yes, provided that you register appropriately with Dubai Tourism and obtain a licence to do so, register your guests with Dubai Tourism and pay the appropriate per night Dirham fee when guests stay at your property. We handle all of this on your behalf. 

You can still offer your property as a short let, provided that you have the appropriate consent (NOC) from the owner of the property and register this with the authorities. We handle this on your behalf.

Contact us and see if we are a fit to work together. We will then undertake an appraisal of your property and sign a contract. From there we move swiftly to undertake any interior design works agreed with you and get you listed and earning as soon as possible.

We only earn if you do. That means we want you to earn as much as possible, as quickly as possible. Our interests are therefore very much aligned.

Now. There is strong seasonality in the Dubai short let market, where earnings peak in the winter and are less strong in the summer months. However, one significant driver in doing well throughout the year is good reviews, and the sooner that you start to collect these, the sooner you will be able to achieve strong returns. So, starting in the summer months can set you up well to perform at your best when the peak winter months arrive.
